New Bloomfield Borough Council on June 7 approved a set of amendments that update the zoning ordinance and its map to better reflect actual uses and prepare for future development.
The changes have been months in development and are aimed at clearing up errors of the past as well as better aligning the borough ordinance with state codes and regional planning organizations.
The Borough’s original ordinance was written in 1975 and one of the last updates was in the 1980s, according to council and the zoning ordinance.
The amendments fixed several zoning designations that did not line up with current uses, such as the PennDOT property at the west end of town. It had been listed as residential in the past, according to designations on county zoning. The amendments now have it as a commercial property. The amendments also create a new residential zoning district know as R-3, or a mixed-density zone. That was created to account for mixed densities in the Patio Court area of town but could also prove useful if the borough sees more development in the future.
